
What if you put your house up for sale, but you never receive any offers on it? All the wasted time and disappointment is frustrating, to say the least. A course correction is in order, so here are four aspects to consider when putting your home back on the market.
PRICE. Setting the right price is crucial, yet tricky, involving careful analysis of comparable properties and market conditions in the area. You will need to find that sweet spot which will position your home favorably for obtaining a quick sale at a higher price – typically just at a little below full market value. If your home sat on the market too long, the most likely reason was the price. Often, changing that one thing will bring renewed interest.
PRESENTATION. Home shopping begins online, so the photos and description need to highlight your home's best features and convey to potential buyers why it's worth a look in person. There is no substitute for professional photos both indoors and out. Including a separate list of features, upgrades and improvements is a great way to point out how much care has been taken with your home. Creative presentation and attention to detail go a long way toward influencing buyer perception.
ADJUSTMENTS. Did you receive feedback after every showing, and have you paid attention to what was said? If the same comments crop up again and again, it may be worth investing some time or money to address buyers' concerns. Or, consider offering a credit to the buyer at closing which would allow them to make the changes themselves. Try not to take it personally, and remember the goal is to make your home as attractive to buyers as possible.
MARKETING. The right buyers are out there, but they need to know your home is for sale. Advertising should reach the widest audience possible, through TV and social media, coupled with targeted ads aimed at the most likely buyers in specific niches or geographic areas. Offering 3D walkthroughs and video tours can help, too. Your home should continue to be actively marketed in a variety of ways until it is under contract. And none of this should cost you a dime – it is part of the service provided by your agent.
